I have a house in College Station listed for sale.
The listed price Is 5 k below the 2023 county's market value with very little interest.
Just got the County's 2024 market value that is 45 k over our asking price.
Let the insanity of the annual fight begin once again.

I signed up with them last year. Never heard one thing from them. Now this spring I started receiving a bill from them by text. I had no idea what this billing was for until I saw this thread and this post.

I would stay away from them.

Just got ours today in south College Station. 16% increase over last year. Absolutely insane. I wonder if Brazos CAD will buy it for the appraisal amount.

Castlegate. 2008 home. My appraised value is up 11%, same as last year, with increases in both land and improvements. It's now appraised nearly 100% over our purchase price. We have made no changes to land or home. Definitely would like to appeal but don't know what argument I can use.

Brazos CAD has lost their ever living minds. In Southwood Valley, total value went from $386k to 602k on a 33 year old house. I couldn't even come close to selling for $602k

I'm in southern pointe in south college station, bought new build in october 2022 for $315k appraised by BCAD in 2023 @ $323k and now 2024 valuation went down to $311k.

Don't worry. It's a game they play. It will go up $45k next year.

Mine only went up 5% this year, but I didn't protest last year. It is pretty close to what we actually purchased the house for now.

We did sign up for Own well so I'll see what happens and if I remember, I will report back. We also need to file for a homestead exemption, which apparently they will handle, so we'll see.

Filing the homestead exemption is easy. No reason to pay someone to do that for you.

They might be targeting Southwood Valley then, my improvement value jumped majorly from $233k to $301k. Land value stayed the same. Total $282k to $350k. Total appraised value up 24%. Homestead cap brings it back to $293k thankfully. I had an appraisal done to remove PMI early a few weeks ago, and it came in at $318k.

Rates freeze at 65, I think, but valuations may continue to climb.

The tax-and-spenders are relentless and gain more power when we the people don't pay attention and don't speak out. Good these notices went out to folks in advance of the CSISD School Bond election and the runoffs for County Commissioner and Republican County Chair. Be sure to vote while holding onto your wallets or pocketbooks!

I feel like there used to be more lines on the exemption portion. Now it just says Bryan ISD as the taxing unit and HS as the 2024 exemption. Assuming HS stands for homestead? Feel like there used to be a separate line for the homestead and it was written out last year.

Appraised value is only part of the equation. We won't know our actual taxes until the tax rates are set.

Remember when you go to vote that the County, Cities and School Districts can offset these increases by adjusting the tax rate. We all know that they will double down and at a minimum leave the rates the same and say "we didnt raise your taxes this year"

I suspect that is a typo in their system. Call them.

I just checked my street on Brazos CAD, all seem to have skyrocketed like mine. At 602k, they are putting my house at $222 per square foot. That is new build prices. It's insane.

All they did was basically eliminate any homestead savings the legislature passed last session, wonder if this is a statewide problem.

Are yall seeing valuations online or in the mailer? I haven't gotten it in the mail yet, and online it has "N/A" on 2024
