Depends how old it is.

And then is it used for short term rental? That changes things as well.

But for home, wind and flood you are looking at a combined rate of $5k on the low end and upwards up $15k depending on the usage and how old the home/roof is.

In Rockport, or any coastal area, there are allot of factors. First, you will need to look at the elevation certificate. This will be a big factor in the cost of the flood insurance. The age of the home and if it was windstorm engineered can also have an affect. Make sure there is a WPI-8 filed on the roof or you will not be able to get windstorm insurance on it. Windstorm insurance is the key because if you have a hurricane they will blame everything on the wind unless they can prove it flooded as well and then wind and flood insurance will each try and blame the damage on the other one. The short answer is it will be really expensive, but how expensive will be determined allot by the home itself

Remember on the coast you usually have flood insurance that is different than Homeowners insurance. You have to buy both so ask an insurance agent.

Flood is the unknown… currently cost is out of control. Secure an elevation certified from realtor (current owner will/should have)

You can somewhat control cost with deductibles. if stuck with a mortgage, understand the highest ur lender will allow.

Overall, I'd budget 2-3% of purchase price to start the conversation
