Is there a web listing or a link we can see the boundaries of the property.

ETA: Is the oil well gone and just the pad left? Any oil well equipment still on the property?

Thanks!

There is an old oil well on the pad. The oil company checks on it about once a week. I do not own the minerals, and from what I understand it produces very little. The guy that checks the well said it would most likely be shut down and plugged at some point. I attached a photo of the pad as well as the survey.

You're missing a valuable selling point.

Property includes stripper!!!

Streetfighter02 is correct......but some of y'all might be a little disappointed when you show up with those expectations. When he says that the land includes a stripper, he is referring to a stripper well, which is a well that is still in operation, but towards the end of its working life, and marginally viable from a financial point of view.

The aerial view appears to show the pond outside of the 25+ acre boundary, not within. Am I misunderstanding?

The pond is about 1/2 acre in size, so it's not showing up large on the aerial. It sits NE of the pad on the edge of the clearing. The pond you see in the aerial is about 15 acres in size and sits on the neighbors cattle ranch.

That pond is a former mud pit. Have you had it tested?

My first thought was to come tell you there's no way and ask how you knew. Then I looked at the satellite image. It's certainly in a good spot for one.

Could and should be nothing but good to test, especially given it sounds like it's an older well and who knows what fluids they used.

I think the pond was a former mud pit built in the 1980's. It sits a short distance from the pad. We have never tested the pond, but livestock has used it for years. I really wouldn't drink water out of any pond. It does attract a lot of wildlife though.
