When I tour homes with Buyer clients, I do my best to play devil's advocate and tell my
clients why they should NOT buy the house. I walk around and point out everything I see
that is defective, out of date, about to break, or dangerous looking. I reason that my
clients have to live here if they buy it, so I want to do the best I can to help them
understand the whole picture if they decide to make an offer. By this point, they have
already determined their search criteria, how pricing works, and they have seen enough
homes to know that this is worthy of seeing in person. The final step before making an
offer is to know they aren't missing anything they couldn't identify in the listing itself.
This is why it's so critical to see homes in person.


What would you do if your agent told you NOT to buy the house you thought was "the
one?"

I would take it into consideration, based on their experience and knowledge. I'd likely think hard on it for a day or two. But definitely do my own research and make my own decision. If I make a mistake, it will be my mistake.

I also question peoples self interest when they are giving you advice, and they have some expected outcome. I dint always believe what people tell me, especially when they are involved in the process.
